SITE AQUISITION
We purchase sites that offer immediate access to transportation routes; ample room for trucks, docks, and parking; and space for our clients to expand. If you already have a site picked out, we can help you purchase and develop the land.
PROJECT DEVELOPMENT AND PLANNING
With a site in hand, we’ll get the preliminary plans and pricing in order so we’re ready to move forward quickly. If it’s a build-to-suit project, we’ll factor in your specific needs at this time.
SITE WORK AND PREPARATION
Whether we’re building out a site for your business or on spec, we’ll do the dirt and utility work and get the property ready for construction.
IN-HOUSE CONSTRUCTION
Our partner company, Graham Construction, provides experienced construction management and general contracting services to our projects in central Iowa, and serves as construction manager for projects in other markets.
FAIR LEASING TERMS
We view your business as a client, not a tenant. We’ll draft a fair lease that suits your space requirements — and build in plenty of flexibility for your operational requirements.
FLEXIBLE TENANT IMPROVEMENTS
Tell us what you need — we’ll tell you how we can help make the space work for you. We also can lend you money for capital improvements through your lease.

HISTORY
Graham Warehouse is a developer, owner, and manager of premium industrial space. The company was formed in 2013 to satisfy our clients’ need for high quality, well-built and well-managed warehouse space. We bring more than 25 years’ experience in development and construction to the company, including millions of square feet in medical and surgery centers across the country.
For our warehouse projects, we work in conjunction with Graham Construction and Graham Group’s commercial development company to provide seamless, comprehensive real estate solutions that support all aspects of your operation.
Our management has ownership interests in the properties we develop. That assures you we’ll be here for the long term — and we’ll be invested in the success of your business.

OUR TEAM
Doug Den Adel, Senior Vice President, identifies exceptional space solutions for Graham’s warehouse clients. He has more than 20 years’ experience in warehouse management and operations, having served as president of a national logistics company before joining the Graham team.
Steve Gutschenritter, Vice President of Warehouse Services, provides operations management and financial resources for Graham’s warehouse clients.
